This is a wonderful home located in the Gypsum Valley, south of town. The home has 5 bedrooms/ 4.5 baths and views from every window and door. The main floor master bedroom suite is sure to appeal to most buyers - young or older, with families or without. Outside living is at its best in this golf course community of single family custom homes and duplexes. The Gypsum recreation center is 1 mile down the road and the elementary school is 1/2 mile "up" the road. Of course the Vail Valley is loaded with recreational opportunities and mountain vistas that are never boring and always beautiful.

I think today may be the best day of January, 2011. It is beautiful outside, the temperature here in Edwards is 30 degrees. The sun is shining - few clouds just to take the reflection from the snow covered peaks. I am outside, on my snowshoes, climbing one of 100 hills of manageable elevation for this aging but also pretty agile body. I like to think while I exercise. The mantra is simple- I count my blessings. Thank you, thank you, thank you, grateful, grateful, grateful. I have lived in this wonderful place for 33 years and can get out into the wilderness in 20 minutes or less depending on my fitness goal for the day. I am not talking about just "outside". I am talking "wilderness" here. Nobody- not one soul on the trail today. Not a dog either. Just me and the frozen creek bed, the crusty imprints of former wanderers, the branches that drink in the sun's rays before the shadows sneak up and define the day's closing. Yes, this is a day to relish, to think about, the indwelling of another Colorado winter day. It is a part of me now. I will return to my desk refreshed, renewed and above all grateful. |

I live in the Vail Valley and when all the recent articles began about the LAWS OF ATTRACTION, I like many were drawn to the message and concepts about this way of thinking. It is not a new idea, but it is being expressed in many more ways through different media. Well, since I have lived here, I have been a long subscriber to the LAW OF DISTRACTION and I am truly successful at this concept.

Gosh. Am I dreaming or am I seeing Arkansas prices in the Vail Valley? There are two properties that are worth noting today. Townhome!! 3 bedroom, 3 bath, 1572 sq.ft. overlooking a park and next to the Eagle River. It is a HUD home with granite tile counter tops, hardwood floors, oak cabinets, adequate window coverings. Okay, it needs carpet. $185,000 listing price and $175.00/ mo HOA fees. One floor is below grade but very livable with a full bath and closets. Even with 100% financing an investor could make this property cash flow with rents between $1200 and 1400/mo. HUD homes can have a 20 day closing with a cash deal!!
Deal 2: Condo!!! Eagle Ranch-you may know this fabulous planned unit development south of Eagle. This is an REO property listed at $158,000. It is a 2 bedroom/2 bath second floor unit -1000 sq.ft. with great views of our gorgeous mountains. Eagle Ranch has an 18 hole golf course, 22 miles of paved bike paths and trails, open space, an elementary school, a village, a movie theatre, restaurants and community center. The neighborhood climate equals a fabulous quality of life. HOA is 240/mo. Again, investors can make this cash flow with rents at 600.00 / bedroom in Eagle Ranch.
Eagle is only 30 minutes from Vail and the greatest skiing in the world. Why not? |
